The Villa is surrounded by appr. 11,3 hectares (24,7 acres) of land including the Large Outdoor Arena (appr. 47 x 72 m.) Riding outdoors is the norm here. Indoors riding is an exception. At present the fields behind the villa and the arena are being used as agricultural fields by the owner with a beautiful big tree here and there. If one would like to use the arena not only for private use, but also to stable and ride horses for others there surely is an interest for that. Il Maneggio is well known between Bari and Taranto. At the moment there are no stables or other buildings included, but the building capacity of the complete lot has not even been used for 50%.

The property is situated amidst fields and farmhouses in the slightly hilly country-side of Puglia. The surroundings are rural and restful, farms with dairy cattle, horses, here and there a small piece of woodland with oaks, a donkey, the cry of an owl or a prey bird. Quiet and safe, but not at all out-of-the-way.
Surroundings
Villa and land are at 9 kms (5,7 miles) from Noci which has about 22.000 inhabitants, many shops and supermarkets, a hospital etc. etc. The main part of the land lies not directly at the provincial road from Noci the the S.S. 100 that connects Bari and Taranto, but has some smaller fields in between. The distance to Alberobello is 17 kms. and to Bari-Airport 50 min. by car and there you find daily flights to London, Germany and also several times per week direct flights to Brussels and Amsterdam in less than 2,5 hours. Situated at a very central point in Puglia and also not too far away from the Adriatic- as well as the Ionian Sea. Tourism is growing in Puglia and that offers possibilities.
Climate
Shorter and milder winters than in Northern Europe and longer and warmer summers. Also in winter in general many sunny days and the possibility to get a tan. Rarely below zero and never during the day. Snow is few and rare. Swimming in general till half October and lunching outdoors till half november is no exception. Even in the winter-months it is often possible to sit in the sun in front of the Villa and have your lunch there.
